The number one complaint of all Airbnb's: standard, Plus and Luxe is cleaning standards. That's what all hosts encounter. I want to say that it's my intention to provide you and your guests with the cleanest house possible within reason...and that's where often it's really up to the individual's definition of that. Remembering my listing is a standard listing not a Luxe listing....My expectation of all my guests is that they come to stay with a pure intention of having a great stay. If during your stay you find areas that need extra or even basic attention, or areas that got missed on accident, please let me know at the time so that I can dispatch a cleaner while you or a member of your group are home so as to safeguard your belongings as well as to instruct the cleaner what particulars need extra attention.

Saving up complaints to blast me later publicly or privately is poor communication and completely unnecessary. The point of this business is to provide you with your customized needs and there's no way I'll know what those are if you hold back, don't communicate and blast later. Please understand that I will dispatch a cleaner within the hour you mention any needs and that specific feedback is needed. I am actively checking the house before each check in and so relaying 'general overall unclean' is simply not helpful nor honest. I check before each visit and would never allow a guest to stay with me unless it was at a decent standard. Be specific and communicate please. I've budgeted for cleaners so let's work together and communicate to ensure you have the best stay.

The review process is to keep both hosts and guests accountable. I will alert hosts on your review if you are the kind of person who likes to store up complaints, stay silent and then blast later when I've made extra effort to ensure a good stay.

About the house: My house is a 1940's Bungalow style 2 story house near the beach suited for families with infants, pets, business professionals and groups. The location of my home is between Golden Gate Park and San Francisco State University in the Outer Sunset/Parkside Districts. It's a 5 min drive to the beach (30-40 min walk), 10 min drive to Golden Gate Park, SF Zoo, UCSF Medical Center, Stonestown Shopping Center, SF State Univ. and Lake Merced. It's 2 blocks to Noriega Street for groceries and all merchant needs. It's a very quiet neighborhood and safe for kids. 4 blocks to L Taraval MUNI metro line to downtown (cable cars) and to the Zoo.

There are two outdoor entertaining spaces to enjoy year-round rain or shine and to smoke in - the covered patio that has two separate seating areas for six, a propane firepit, table bar and ambient outdoor heater, fountain and wall succulent garden that evokes a calm atmosphere. The other outdoor area is the front yard garden that is perfect for barbecuing, has a swing bench, sofa, coffee table, and seats four. Please help yourself to the organic herbs growing in the raised planters!

I do not have a full size range for cooking. I have four stove top burners, a small oven that will fit a whole chicken (located above the microwave) and a microwave for cooking as well as a rice cooker. This wouldn't be a house to cook Thanksgiving dinner at, but it would be a place to cook all other things that are in small sizes (Hint...for bacon and eggs for breakfast, cook the bacon first, then add the eggs in the skillet in the same burner while you cook potatoes on the other burner).

You may notice several signs posted in the house. This is because of two reasons: San Francisco has unique rules and requirements for what seem like conventional utilities - I have a fireplace but using the fireplace with a firelog is not allowed in San Francisco, hence the sign. I have a toilet yet because of the extreme low flow water rules, if guests don't flush the toilet twice after each use, the paper clogs and backs up very, very easily. I have five kitchen outlets for cooking and the laundry but often times guest from other countries do not understand that you cannot use all the appliances at once and if they do, the power will blow and the outlets will become unusable until I can reset the power. Hence the signs about spacing out power usage. I know the signs can seem annoying at times but remember I host a global community and what is known to citizens is not always known to everyone around the world. Please be patient with the signs.

San Francisco has a foggy climate which means the dehumidifier needs to be used when the shower is on unlike most other climates. So again, another sign. Try to ignore them if you know the rules and remember they are mostly for foreign visitors.

I provide waterproof, dust mite proof pillow covers on all pillows and waterproof mattress covers so that everything's protected yet comfortable and breathable.

My house has childproof outlet covers and childproof cabinet locks to help keep your young children safe at my house.

I have a portable washer with a spinner as well as an electric dryer upstairs in the kitchen for your convenience. The washer does small loads, then you spin the wash dry and can use the dryer if you want the clothes to be fluffy. If you don't then I have a drying rack as well to hang them on. The washer must only be used in the kitchen and I have a video link I can send you on how to use it with the kitchen sink. It cannot be used in the bathroom or it will flood. The electric dryer must only be used by itself, not with other appliances in the kitchen or it will blow the power. It takes a lot of power to dry the clothes with the dryer. Good idea to use after preparing a meal.

Pets are welcome, so long as they stay off all furniture and are on a flea management program. Owners of pets must provide for all aspects of their animals including food, water, water and food dish, a place to sleep either their own blanket or a dog bed. Pets may not use linens in the house intended for people.

An SF STR Reg Cert. certifies that the reg cert holder has agreed to comply with the terms of the SF STR Ordinance (SF Administrative Code Section 41A). This ordinance does not require an inspection of the unit by the City for potential Building, Housing, Fire and other Code violations.

I have working smoke detectors in each room and extra batteries for them along with batteries for remotes and the LED candles in the top kitchen drawer near the coffee pot. I have working carbon monoxide detectors as well upstairs.

Guests will have full private access to the entire upper level house. I do not access the upper level house at all. Upon request and if I'm at home, guests can ask to use the backyard since it's accessible through my access door. Guests can lounge outside in the patio to smoke or the front yard that I'm developing as an entertaining area.

I highly recommend looking on the website Dothebay dot com to find out about fun things to do in the city as well as the bay area outside the standard tourist attractions.

You may hear sirens on Tuesdays at noon. This is a weekly test of the 109-speaker emergency outdoor public warning system. If you hear sirens at other times, wait for the voice announcement, or check the radio (740 AM, 106.9 FM or 88.5 FM).

Free City Wi-Fi (network name: #SFWi-Fi) is available at 31 parks, many City buildings, and along Market Street, all the way from Castro Street to the Embarcadero/Ferry Building.

The Outer Sunset/Parkside district is very suburban in feel yet more urban in that most houses are attached and we have several fun streets that provide city nightlife like Taraval Street, Noreiga Street, Judah Street, and Irving Street. I joined Airbnb in May 2016 but delayed hosting until the house was finished being renovated. I'll start hosting starting in August 2017. I live downstairs and will be available most weekdays M-F before 2pm. I'm a third generation native San Franciscan on both sides of my family, i.e my grandparents, great grandparents and my parents on both sides grew up here or lived here for many years after immigrating here from Finland, Iceland, Wales and Chile. While I have a strong lineage here, there's always more to learn about SF. I'm hospitable and quiet. A student and I work full time. I love dogs, cats and parakeets, traveling to Hawaii, New York and Europe, love nature and outdoor sports, classic films, non-fiction literature, mysteries and all food. As a guest I'm quiet and respectful. As a host I'm considerate and attentive. I will accommodate to my guests preference for privacy or communicative interests. When I travel I look for authenticity rather than tourist traps. Trying different foods is a great way of experiencing different cultures. As a host, I'm interested in hosting travelers/visitors in my home in the Outer Sunset/Parkside District of SF. I'm two blocks from a Safeway Grocery store, one block from the #48 bus and four blocks from the L Taraval MUNI metro streetcar that goes to downtown SF. I prefer to host reliable and responsible people with solid references and a good history of positive experiences using Airbnb.com. I'd say my home is ideal for hosting families with kids as well as couples and students either for a long weekend getaway or a two week vacation or longer. I live in a safe, extremely quiet neighborhood with plenty of free parking and kid-friendly activities nearby such as the Zoo, Golden Gate Park, Stonestown Mall, Ocean Beach and Lake Merced where kayaking, bicycling and golfing abound. Dressing in layers is key to keep up with weather changes. I look forward to meeting you and hope your stay at my home will be relaxing and make you feel welcomed.

I do live on site downstairs but am often gone at work. I'm never disturbed by upstairs noise and I'm very quiet myself downstairs. In the near 100 guests I've had, noise has never been a problem for either me nor my guests.
