We are making our cherished weekend home available to rent. We have spent many happy weekends and holidays there with family and friends but due to a change in our circumstances we are spending more time abroad and are not taking full advantage of the property.

Our home has been uniquely and beautifully furnished by a well regarded Spanish interior designer and would provide a relaxing and comfortable stay for families with up to 6 adults and 4 children. The accommodation is spread over 3 floors and consists of a large master bedroom with a super king size bed and ensuite bathroom, 2 double bedrooms with king size beds, 2 further bedrooms with 2 single beds in each, a second bathroom and large shower room. All of the bedrooms are fitted with electric black-out blinds to ensure a good 'siesta' during the day and of course night sleep.

The main living space is on the top floor and consists of an open plan kitchen with all mod cons, a spacious dining area with table to seat 10, comfortable seating area with TV and wood burning stove. The top floor is also fitted with electric blinds if the bright light becomes too much on a sunny day. The house has an east to west aspect - the front terrace on the top floor faces east and has a large outdoor dinning area that overlooks the estate and waterways, and is perfectly situated for a sunshine breakfast and lunch. The rear terraces face west and have beautiful uninterrupted views across a large lake and woodland beyond. On a sunny day it it the perfect place to bask in the sunshine without being overlooked and into the evening to enjoy a relaxed drink with friends against the backdrop of a stunning sunset.

The house includes High Speed Fiber wifi. As a new build it is very well insulted and is warm even in the cold winter months. Free use of our kayak if you wish (life vests can be hired on the estate).

The house is situated in a private gated area called the Orchid Village at the far end of the overall development which contains 7 houses hence ascribes more privacy, peace and quiet than other areas of the estate. Guests have access to the estates spa with use of heated outdoor and indoor swimming pools, sauna, steam room and gym but please book well ahead should you wish to have beauty treatments. There are 3 tennis courts (guests can reserve a slot by writing their name on the list at the entrance of the court), soccer pitch and large play areas for the kids. There is a newly opened restaurant with a nice terrace, cafe and small shop on the estate for the basics. There are fantastic paths around the estate with great opportunities to observe the local wildlife either for leisurely walks or for fun bike rides. (Bikes are available to hire on the estate or take advantage of an excellent bike hire company situated close to the estates entrance).

Relax and unwind in the exclusive 4 million pound Art Spa, everything is included apart from the treatment which you can find a price list of at the property.

Balihoo is the new restaurant opened, it has snacks, and offers lunch and evening meals.

There is next door to Balihoo a on site shop that stocks most essentials, take away coffee and snacks, order your fresh bread and daily newspaper.

There are 3 swimming pools (one indoors), a sauna, steam room, gym, 3 tennis courts, soccer pitch, indoor kids play area, trampoline, water activities on the lake in season only.

Canoe and paddleboards hire on site, cycle tracks throughout the estate and around the lakes, for the more adventurous there are a number of tracks around the Cotswold water park (bike hire on site ), you can do as many out door things as you can manage.

Optional extras, arranged separately: Via the host and must be paid for separately upon arrival.

- Midstay cleaning and laundry service can be arranged.

Upon arrival there will be a small gift from me and a welcome book including info about things to do, places to eat, opening, estate facilities etc.

The spa passes will be found within this pack and will be needed to gain entry to the spa (complimentary booking required during peak season & weekends).

Codes to the gates and keysafe will be sent out 24hrs before arrival including directions of how to get to the property.

Child/ baby equipment can be arranged

The wifi code will be on the box within the property

We provide a few complimentary items, T. Roll in each bathroom, hand soap, t. Towels, oven glove, k. Roll, foil, fairy liquid, dish wash tabs, kitchen spray, waging liquid, j cloth, sponge, dish brush & starter bin bags.

Please keep to the speed limits set at 10mph to protect the nature and wildlife which is wandering around the estate and to keep the Children and guests safe.

There will be a charge to the security deposit if the guest loses a spa pass as they cost £30 to replace.

There is free parking on the estate, we have 1 allocated Space at the property marked 71 and a space for a visitor next to it marked V, there is an additional 4 visitor parking spaces next to the Orchid Village entrance (reserved exclusively to OV guests) and in addition an overflow car park around the Corner for all other cars to park in.

If you are arriving later than check In at 3 pm and it is dark, I must inform you there is minimal lighting to the estate as we are in the country and the Estate is eco friendly so the main lights are turned off at 10 pm so again very minimal lighting a torch would be a wise item to bring.

Early check in on the day of arrival available free of charge if the house available on the day of arrival and agreed with the host.

The neighborhood and surrounding areas are safe environments for children, adults and animals to explore or cycle around all the different lakes and paths surrounding the estate.

If you wish to venture out of the gates we have the source of the Thames a Mile walk away which can be followed via a path marked with signs (The Thames Path).

The Water mark provide skiing lessons, water sports , SCOEC is a outdoor adventure centre for adults and children, Kayaking, windsurfing etc.

The Cotswold water park has is own beach , and swimming area complete with a lifeguard, pedlow rides, cafe and parks for the children.

The water park also offers some of the finest fishing in the country, with specimen Pike, Carp and Trout in abundance.

Butts farm, rare breeds, working farm, educational for the children and you can pick some lovely organic local produce from the on site farm shop.

Cirencester itself is a beautiful market town offering a varied selection of shops, the corinium museum for our local Roman history and our beautiful restored church in the centre of the town.

For the enthusiastic shopper, there is Bath 20 miles away, Cheltenham 10 miles, Swindon's Great western designer outlet village 10 miles, built Within the original Railway works GWR, there is also a fantastic hands on for children museum just next door.

There are picturesque Cotswold villages to explore, we find this area spectacular any season of the year there is always something to do, but we find it extremely special in the winter and the Christmas period when all the Christmas evenings take place, Bourton-on-the-water has to be the most amazing, Lucy and Neil used to live here, a quaint village with a river running in between the shops, (It is known as the mini Venice of the Cotswolds) they have a Victorian evening and switch on the lights of the Christmas tree in the river, every shop takes part and it feels festive, bustling with people and stalls everywhere, the village also has the model car museum Where Brum originally came from, Birdland and not far away is the Cotswold farm park (owned by Adam Henson, from country file).

Bibury, famous for Arlington row, and for being the set of the film (Stardust). Really nice place to go for a meal and have really nice and famous restaurant called "The Swan". They also have an interactive trout farm, which adults and children both enjoy.

Stow on the wold, Morton on The Marsh which is famous for its ancient street market, Broadway a town with a famous little village called Snows Hill which was featured in the 2nd Bridget Jones film (Edge of reason).

Stratford upon Avon, (Shakespeare's birth place, you can explore the history of his life by taking a tour around his home).

Tetbury, a small market town, home to HRH Prince Charles and Camilla, and to this day they still have a town crier outside the town hall daily.

Weston Birt Arboretum, the national arboretum, hosts special festivals and event throughout the year (festival of the tree and the Christmas light illumination, choir and stalls, they light up a pathway of trees in all different colours and patterns, it is breathtaking.

Our management team have lived here for 15yrs so they are extremely informative when it comes to places to visit and thing to do.

We also eat out a lot so these are a list of the places tried and tested that we feel you may like to take a pub lunch in, evening meal or perhaps pre book a family celebration:

- The Bakers arms ( Somerford Keynes ) 15min walk from the estate.
- The White Heart (Ashton Keynes ) 25 min walk from the estate along the river Thames.
- The Wild Duck (Ewen) 5 min drive.
- The watermark brasserie and sports bar, water sports (South Cerney) eat out on a lakeside veranda.
- The 4 Pillars hotel, (South Cerney) lakeside dining.
- The Old Boathouse, ( South Cerney ) lakeside dining.
- The Old George, next to the river in the heart of our Saxon village, 17th century inn, great sun lunch! Live music at weekends.
- The Elliott, opposite also next to the river.
- We have a great fish and chip shop, Indian take away and they do deliver to The Lower Mill Estate.
- Chinese in town either sit down or take away Marks kitchen.
- The Fleece hotel, fantastic, try the fish or steak.
- The Graze, very good, fabulous flavours.
- Swan Hotel (Bibury), one of our favorites to go with the family for a nice meal.
