River House is situated at the end of West River Drive, Durham, Pictou County, and is set within 5 acres and a private waterfrontage totalling 700 feet.

The property is approached by a sweeping 400’ private drive and features unencumbered views and access to the West River. The house is approximately 2,700 sq.ft (250 sq.m).

Spread over 2 floors with the main living space being largely open plan, this gracious home features vaulted ceilings throughout, three sets of double sliding doors facing the West River and a sunroom with panoramic views. There is also a 16'x34' deck overlooking the river, which is accessible from the living room, sun room and master bedroom.

River House is the perfect spot to gather with family, friends or colleagues to relax and unwind, yet only a short drive to all the Pictou County towns – approximately 10 minutes to Pictou, 15 minutes to New Glasgow, Stellarton, Westville and Trenton and all of their neighbouring communities. Several beaches and provincial parks are less than a 15 minute drive away.

Also in the neighbouring towns are many shops and amenities, including theatre, cinema, many restaurants, coffee shops, various grocery stores and many large and independent shops.

The house sleeps up to 12 in total. There are 3 bedrooms on the ground floor and 1 on the lower ground. The ground floor sleeps 2 on 1 king sized bed, 2 on a queen sized bed, 2 in single beds; the 4th bedroom/living area is located in the lower ground and has 1 small double bed, 2 sets of bunkbeds, 2 single beds, and an open plan chillout area with a 55" TV and a ping pong/table tennis table, as well as 2 desk areas. The ground floor has 3 bathrooms (2 with bath/showers and 1 W/C).

Children are welcome and there is a playpen/travel cot and highchair available. There are a variety of books, games, movies and toys suitable for all ages, which you are welcome to use.

From the front door, there is a spacious hallway area leading into all the ground floor living areas, including a large living room with sliding doors overlooking the beautiful West River.

There is a 16’x34’ deck providing walk-out access from the living room, sun room and master bedroom.

In the living room, there is a large TV, 2 sofas and 2 big chairs, and 2 additional chairs that can be pulled over if required. Additional chairs can be moved around from within the house if required.

The front entry also leads into an open plan kitchen and dining area, all facing out onto the West River.

The kitchen features stainless steel appliances and a large kitchen island. The stove has 5 burners with a built-in microwave above and there is a drip coffee maker as well as a Tassimo pod machine, French press coffee maker, kettle, toaster and blender available. The kitchen is fully stocked to make and serve even the most elaborate of meals with lots of glasses, crockery, cooking utensils and serving ware.

The kitchen is open-plan to the dining area which seats 10-12 and faces our panoramic sunroom which is perfect for early morning coffee, cocktails or atmospheric dinners. There is lots of seating for entertaining and a dining set on the deck for al fresco dining when the weather permits. More chairs are available if required.

Also on the ground floor is a side door leading into the guest bathroom with toilet and sink, and washer and vented tumble dryer.

The lower ground has been converted to an open plan living, recreational and sleeping space in order to accommodate larger groups, with a quiet and comfortable sleeping area and a chillout area with a 55" TV for a bit of down-time, or a lively game of table tennis.

Bedrooms & bathrooms - 4 bedrooms, 2.5 bathrooms

On the ground floor there is a large master with double closet and a king-sized bed with memory foam. There is an ensuite bathroom with walk-in shower. There is also a double bedroom with a queen-sized bed, double closet, dressing table, and another double bedroom with 2 single beds.

On the lower ground, there is a large open plan room with a bedroom ‘nook’ that has a small double, and 2 sets of bunkbeds and a further two single beds. There is also a queen-sized double height blow up bed if needed. The lower ground floor room also has a chillout area with a TV for relaxing and a ping pong/table tennis table.

The ‘family’ bathroom has a bathtub with shower. There is a washroom at the top of the stairs, on the ground floor, which is incorporated into the utility area which also has a washer, vented tumble dryer, drying rail, vacuum, mop/bucket and the basic cleaning supplies you may need.

There is wi-fi and also a Roku 2 media streaming player which gives you access via the internet to a variety of channels, movies and music. There is also a DVD player and a selection of DVDs. There is also a radio and CD player in the kitchen.

There is ample room to park many vehicles in the front driveway.

Towels and linens are included. For stays of 2 or more weeks, interim/additional cleaning can be arranged at a cost of approximately $150.
