All are welcome at our newly renovated beautiful flat nestled in a green haven just 25 minutes walk from the centre of historic Edinburgh, perfect for the festival (complete with firework views)! A bright and warm private bedroom with a king-size bed is yours to enjoy alongside a shared bathroom and open plan shared kitchen/living/dining room. A stone's throw from the famous Royal Botanic Garden. Your hosts, Matt and Hannah, look forward to making your stay in Edinburgh as pleasant as possible.

Your room has a new squishy wool carpet, king-size bed with very comfortable memory foam mattress, a chest of drawers and hooks for hanging clothes so you don't have to live out of your suitcase. We can provide use of an iron, ironing board, washing-machine and drying space if needed.

The shared tranquil bathroom space comes complete with rainfall shower and double-ended bath for you to enjoy at your leisure.

The shared open plan area provides a beautifully designed social space with a sofa, two reclining chairs, dining table, log burning stove, baby grand piano, views of the firework display forming part of the 'Tattoo' at Edinburgh Castle, and a lovely kitchen.

Tea and coffee making facilities are available in the kitchen, as are simple cooking facilities if required (though there are many great places to eat in the area which we are happy to recommend). Home-made fresh bread and jam, and cereals with milk are available for breakfast, or if you'd like a cooked breakfast for a small additional cost this can be provided if you give us a heads-up. Most dietary requirements can be accommodated.

The road outside has space for free car parking but can be busy during normal work hours. We are on the first floor, so one flight of stairs provide access to the flat.

Please note that the open plan area doubles as a place that I work from home; useful for flexible check-in times but I also ask that the need to work is respected. The flat is used by me and my delightful girlfriend Hannah as our home.

We can give you some fridge space but please note that not all items in the kitchen are available for guest use. We are happy to clarify what is for guest use on arrival, or earlier if you wish.

Durante tu estadía
One of us will be here to greet you on arrival and happy to impart local knowledge of activities and travel. We both typically work 9-5.30 in the week (me from home) but are happy to be contacted to answer any pressing questions. We'll often be around in the evening and weekends too and enjoy socialising with guests if they wish.

We do not have a TV license.

Smoking is strictly not allowed anywhere in the flat or communal hall shared with other flats in the block. If you wish to smoke please do so whilst enjoying a walk in our local scenery; we can provide an umbrella if required.

Quiet, leafy neighbourhood with nearby Tesco and Lidl of a good size. Benefits from a good network of nice foot/cycle paths off the road (including along the water of Leith).

Please note that noise transmits easily to our downstairs neighbours (with young child) and we'd like to keep them as friends! So it's important that you keep any noise to a minimum after 9pm.
