This is a self contained flat built above our garage in the building that used to be the old coach house. Set in a quiet location on the northern edge of the South Downs National Park it is well placed for walking, National Trust, Jane Austen, HMS Victory, The Mary Rose, The Watercress line, Goodwood, Haslemere, Petworth, The Devil's Punchbowl and the lovely town of Petersfield.
It can accommodate 2 comfortably and 4 using the bed settee , but this can be quite a squeeze.

El espacio
This property is on the edge of the village of Liss which is on the main line railway to Waterloo or Portsmouth. Trains run hourly and it is a 10 minute walk to the station. Despite being near the village centre, with a small Tesco, a Boots and a great little café, it is very peaceful and within an easy of The Sussex Border Path, The Serpent Trail and other waymarked paths. The flat is self contained with its own entrance and has access to a small garden. It is perfect for two but could take up to four with use of the bed settee which can be folded during the day. It has a kitchen with washing machine, microwave, kettle, toaster, coffee maker, cooker, fridge and is heated with storage heaters. A tumble dryer can be used on request.
There is a Smart TV, which works on FreeSat, offering the usual terrestrial channels as well as internet access providing catch up, Netflix (use your own account) and other internet channels. There is a strong WIFI signal as well as the possibility of an ethernet connection. There is a DVD player and a good selection of DVDs as well as books and some games.
Our family use the space when they come and love it - you will be very comfortable and made very welcome.
We do ask that guests park at the bottom of the drive rather than adjacent to the property as space is limited.
The space is best used by two adults, but could accommodate two more with use of the bed settee or the option of mattresses on the floor for children. Please let me know if you will need the extra bedding for more than two people or indeed two people who wish to sleep separately.

We are happy for you to bring your dogs, but please let us know first and bring their beds with them. Please also do not allow them on the bed or the sofa. Thank you.
We do ask that, after unloading, you park your car on the lane at the bottom of the drive. There is plenty of space there, it is very quiet and less than a minute away, however, please be aware that you will not be able to see your car from the flat.

The neighbourhood has all the advantages of village living, plus proximity to a main line station, but retains a country feel. It is within easy reach of many places of interest as well as stunning countryside and South Downs waymarked paths. We live in a secluded area but not in isolation.

Recently retired, I live with my husband in Liss. We love hiking, enjoy the countryside and meeting new people. We will welcome you to our self contained annex which is next to our house.
