Situated off of a quiet lane on a half-acre of land, this designer, updated, modern residence offers a peaceful and quiet Hamptons getaway. 3 wonderful bedrooms 2 modern bathroom and a heated pool with mature landscaping offers a relaxing escape. Additionally, please read my disclosures and "rules". Not a party house. No Events, parties, baby showers or anything will be permitted. No deception to the owner will be tolerated. Situated off of a quiet lane on a half-acre of land, this updated, modern residence offers a peaceful and quiet Hamptons getaway. The designer home is the perfect getaway for golf enthusiasts and for those who wish to relax by the pool, ocean or visit town. The residence includes three bedrooms and two new bathrooms, central air conditioning, an updated kitchen, heated pool, and outdoor shower. The generous living area is a lovely refuge, with natural hard wood floors, and a 54" Samsung Hi Def/3-D TV. With peace and relaxation in mind, the living room's glass wall opens to the large private yard that feature Giant Bonsai Cherry Tree, Blue and White Hydrangeas, French Lavender and Crepe Myrtle Trees. Surrounded by original blue stone walkways, enjoy the deep 30'-foot heated pool all summer long. An outdoor dining table can comfortably seat 6 people. The indoor dining table can accommodate 6 to 8 people. There are 3 counter stools at the kitchen bar area. The updated chef's kitchen boasts commercial grade appliances (Sub Zero, Viking Dual Source oven and Bosch Dishwasher), and a deluxe hood with warmer. A convenient washer and dryer combo is in the laundry area. The master bedroom easily fits the king size bed, and has an en-suite bathroom with a tub/shower. Hello and thank you for the interest! Please look at the reviews as the home is so comfortable and beautifully appointed. I do have basic consideration rules in place to be sure that this is a win/win situation. Take a look, let me know if you have any questions or concerns. I am here to help and make this a great experience for the both us. If you book, Dogs are permitted Case by case basis. Do not book without approval in writing. Please no parties, no lying about the number of people. Please confirm you accept the rules and the house manual at the time of booking.

Communication is extremely important. No events/Parties No Bachelor or Bachelorette parties or photo shoots without the permission and communication w the owner. This is a strict policy. Any false statements will terminate the lease. Additionally, an accurate number of people must be recorded. This will be verified upon "check in." Please note, the house has a security camera outside doorbell for house protection. The number of people can be verified entering the house. Additionally, no guests or people " just over for drinks" without approval or knowledge of the owner. We do not tolerate deception. If you are honest and fair with us, we will go over and beyond to be sure your stay is the best possible stay. Additionally, no entertainment policy without prior communications. This includes chefs, assistants, housekeepers, music coordinators, DJ's, party planners or any other person considered as a hired guest. Again, dont even consider having or asking for a bachelor or bachorette party. No Balloons or signs permitted to be hung in the home. No deliveries permitted outside of food. No Yoga instructors, Personal Trainers, or Massage therapists without prior knowledge of the owner. Please No moving the furniture. No beer pong or any juvenile games. No Diving or rough pool play. The house is meant for your comfort and family / personal enjoyment. The paid guests are the only people permitted. NO PETS WITHOUT Permission.

Otros aspectos a destacar
Pool Access is limited to the seasonal dates of May 15th to Sept 15th. Pool heat will be provided between MD and LD. Pets are permitted on a case by case basis. Please reach out with those requests.

CONDITION AND USE OF PROPERTY
The Property is provided in “as is” condition. Rental Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, cable TV access or pool as applicable. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk.
Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.


RISK OF LOSS AND INDEMNIFICATION
Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever.


Guest hereby covenants and agrees to indemnify and hold harmless property owner and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent harmless in all such cases.


RELEASE
Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.


-----POOL RULES-------
Do not use or allow the pool to be used alone. Minors under the age of 18 shall not utilize the pool unsupervised.
Unsupervised use by children is strictly prohibited. Never leave children alone in the vicinity of the pool. Do not add anything to the water, including foaming bubbles, chemicals or bath oils, etc. If any of the above items are added, additional cleaning fees will be assessed. No candles or glass is allowed in the pool area or in the pool. No Shoes are allowed in the pool. Absolutely no pets are allowed in the pool. Absolutely no electrical appliances should be used in or near pool. If any damage occurs to the pool liner, the guest is responsible for full replacement of the pool liner. Guests agrees to fully reimburse and indemnify operator for damage cause to the pool during lease term , including damage caused by any person, including invited or uninvited guest, pets, animals or children. The pool is serviced and chemically treated weekly.
Surrounding patio/deck may be slippery when wet.


By electronically accepting this agreement, guest agrees to abide by the above conditions and hereby swear the information provided above is true. Guest agrees to the terms of this agreement and has read and understands the cancellation policy and give operator permission to charge credit card accordingly.
