Great place. Very quiet neighbourhood. Walking - Close to beach, gourmet store, pizza place, marina. Comfortable bed, TV’s in each bedroom and large screen TV in lounge. Spa tub in bathroom. Beautiful Bali style throughout house and yard, including a pool. I loved running to and along the beach path. I will definitely come again!

友人の結婚式に参加するため利用しました。閑静な住宅街にあり、車の音などの騒音もありません。側にはドラックストアーやスーパーマーケットがあります。そして、車で1、2分でビーチやヨットハーバーゴルフ場とロケーションも素晴らしい場所です。1時間車で走れば野生のカンガルーにも会えます。キッチンもバスルームも使い勝手が良いだけでなくとてもきれいで素敵でした!

The accommodation was absolutely fantastic and clean. Especially the kitchen and the bathroom. We stayed here few a days for attending my friend’s wedding. We loved it here because even after a long flight there was no noise so we could take a good rest. It is very close to a drugstore and a cafe; it is very convenient. We enjoyed the beautiful location with the beach, harbour and a golf club in close proximity.

I stayed for a week but if I could I wanna stay longer. There are many good points. Such a wonderful location. The accommodation was 100% Bali style, amazing! Everyone loved it. There are huge bedrooms, clean kitchen and swimming pool. Absolutely perfect for holidays. We wish we will be back here soon

Bedroom 1 - Sleeps 2 people (king size bed) - please note the BIR in this bedroom is locked
Bedroom 2 - Sleeps 2 people (queen size bed)
Bedroom 3 - Sleeps 4 people (tri bunk 'double bottom and single top' and single trundle)

Please note: there are 2 x porta cots however please byo your own bedding for you to use this.

Unfortunately the main bedroom cupboard is unavailable as owner stores their personal items here however both other bedrooms have cupboards.

We want you to enjoy your holiday and will provide all linen and towels for your convenience.

TERMS AND CONDITIONS

1. ACCEPTANCE AND RESPONSIBILITY
Payment of the deposit constitutes acceptance of these terms and conditions.

2. CHECK IN / OUT
Check in time is 4pm and check out time is 11am. Refer to the house manual when your booking is confirmed for the key location and your unique code.

3. SECURITY BOND
A bond payment of $1,000 is allocated to the booking.

Any damage, loss or expense incurred by management as a result breaching these terms and conditions will be charged against the bond. Examples of this include but are not limited to are any breakage, damage or excess cleaning requirements, extra guests beyond those declared, complaints made against you, etc.

4. PARTIES AND FUNCTIONS
Parties are not allowed and noise and music needs to be kept to a minimum due to surrounding permanent residency. This property is located in a residential street. No loud music to be played after 8pm during the weekdays including Sunday and after 10pm on Friday and Saturday night. Disobeying these rules may result in potentially losing your bond and being evicted from the property.

5. PETS
Pets are not allowed at the property.

6. LINEN AND TOWELS
Guests are supplied with all linen and towels and don’t need to bring these.

7. PROBLEMS OR COMPLAINTS
If a complaint is raised, guests will be contacted on the phone number provided on the booking request, please ensure this number is correct. If we cannot contact with you within 15 minutes of the complaint being received or if the noise issues are not rectified after speaking, we will arrange a security patrol car to attend the home to investigate the complaint. If this were to occur, then guests will be charged $300 + GST.

In the case of any problem or complaint, you must inform us at the earliest opportunity so we have the chance to rectify the situation.

Any complaint, which cannot be resolved locally, must be notified in writing to management prior to departure from the property.

We recommend all guests purchase travel insurance since management are not responsible for any injuries, illness or accidents that may occur while staying at our property.

8. YOUR OTHER RESPONSIBILITIES
You must comply with all applicable house rules for the property concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours.

Do not use the ceiling fan in bedroom 3 if someone is sleeping in the top bunk for safety reasons.
Do not tamper with any pool equipment.

You are responsible for damage, breakages, theft and loss of the property and during your stay. You must notify us of this immediately.

Only the guests agreed to in the booking may stay in the property overnight. If more guests stay than the agreed number, all guests may be terminated without refund.

Before departure, all food must be removed from fridges and all rubbish put in the rubbish bins provided. Bins are to be left out on the nature strip.

Crockery and cutlery must be washed and packed away. The property must be left in a clean and tidy condition.

Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish, cleaning the BBQ etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee, which will be deducted from the security bond or charged to your credit card.

All furniture and furnishings must be left in the position they were in when you arrived.

The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to the safety box at the end of your stay.

You are responsible for the safekeeping and replacement of accommodation keys. Duplicate keys in the event of losing the keys will be provided at an additional charge of $100.

Smoking is not permitted in the house.

9. GENERAL INFORMATION
UPON ARRIVAL
Your key to enter house will be in the key safe attached to the fence post adjacent to stone pillar near front door. This key will unlock the large sliding doors leading into the main living area. You may then use either the front door or the sliding doors for entry/exit from the house. The key for the front door can be found on the dragonfly hook in the front entry hall. Please ensure that the front door key is put back onto the dragonfly hook and the sliding door key is left in the key safe upon departure.

CLEANING
Portable vacuum and broom can be found in the storage cupboard next to kitchen.

CHILDREN
High chairs x 2 can also be found in the storage cupboard next to kitchen.
There are 2 porta cots provided and can be found in the wardrobe of bedroom 2. The bedding for these can be found in the blanket chest in bunkroom. If used, please pack away porta cots and relocate them back into wardrobe. Used linen should be placed at bottom of staircase upon departure.

ENTERTAINMENT
There are games and books for guest use stored in the dining room cupboard.
DVD’s have been provided for guest use in the TV cabinet. These can be used in either the lounge DVD player or the Master bedroom TV which has a DVD player in the side.
Please ensure these are placed back in correct covers and returned to the TV cabinet for the next guests.

HEATING
The floor heating is set at 23 degrees. It is on an automatic thermostat so does not need to be touched. If for any reason the room gets too warm, please just open windows and doors. Do not touch the heating switch and remember this is Melbourne! You might not need the floor warm today, but you may need it warm tomorrow.

COOLING
There is an evaporative cooling system throughout the house. The operating panel is on the wall at the top of the staircase. When using the evap cooling, ensure that windows in all bedrooms are open just a little. Instructions for operating the evaporative cooling are located beside wall panel control next to bunk room.
Ceiling fans are in most rooms.
CAUTION: DO NOT OPERATE CEILING FAN IN BUNK ROOM IF ANYONE IS USING THE TOP BUNK AND CAREFULLY MONITOR THAT CHILDREN DO NOT TURN IT ON.

KITCHEN
The kitchen has been equipped with:

Nutribullet
Cutlery, crockery, glassware, coffee cups and mugs
Rice cooker
Electric hand mixer and mixing bowls
Plastic ware for food storage
Plastic ware for outside/inside use

Assorted cooking utensils, measuring cups and scales
Assorted cooking/baking trays and tins
Saucepans and frypans
Knife block set
Basic medical supplies (in cupboard above refrigerator)

BBQ
Please note, when using the BBQ, there's a small gauge with a plastic over on it that you need to push down to activate the flow of gas.

MASTER BEDROOM 1
Please make use of the large storage drawers in the base of the bed. Hanging space for clothing can be found in the wardrobes. Netflix is provided along with a built-in DVD player. The skylight window has been equipped with an electric blind. The control panel is on the wall next to the wardrobe. Just lightly hold your finger over either the up or down symbol to operate.

QUEEN BEDROOM 2
Please make use of the large storage drawers in the base of the bed. TV has Netflix provided.

BUNK ROOM 3
Please make use of the storage drawers in the TV cabinet. The TV has Netflix provided. The extra single bed will be found in the wardrobe with all bedding attached.
Please do not operate ceiling fan if top bunk is being used and carefully monitor that children do not turn it on.

FAMILY BATHROOM / SPA
Adults, please feel free to use the spa bath. If using the spa please do not operate the jets until all the jets are covered with water. One side of the panel operates the jets whilst the other side operates the heater unit. Usually the heater unit is not needed. If using bath gel, remember a very little goes a long way! Two large blue sponges have been provided next to the spa for use when copious amounts of water collect behind the bathtub. Please use these sponges to avoid any water disasters.
Please be mindful of children. Do not leave them unattended in the spa or bath and do not allow them to operate the spa control panel.

CARPET AREAS
Please do not wear shoes up the staircase or on any of the carpeted areas of the house. If any spills occur please dowse with cold water and sponge immediately. Let the agent know if there has been a spill so that the cleaners can attend to it properly.

LAUNDRY
The guest laundry is located through the rear garden. The door is locked with a push button control panel. The laundry combination code will be sent to you in your welcome pack. To lock the door just press the lock button.

There is a large volume front loader washing machine and a dryer for guest use. Laundry powder and pre-wash soak powder has been provided. The clothes line is on the rear wall of house and indoor clothes airers are available in the laundry if needed. There is an iron in the Ironing station mounted on the wall. Please ensure that the laundry is locked when not in use.

You have been provided with bath towels, hand towels and beach towels. Please feel free to freshen these up during your stay in the washing machine and dryer.

POOL
We hope you enjoy our beautiful outdoor pool area. A Weber BBQ is located on the deck just outside the kitchen. Please leave this clean. An outdoor shower is also provided at the rear of the house. Please use this to ensure that sand is not tracked thru the house after your trip to the beach.

The paving around the pool can get very slippery when wet, please take care.

When using the pool area, please make use of the acrylic stemware provided instead of glassware. It is not pleasant to stand on broken glass in bare feet and especially in the pool!

UPON DEPARTURE
At the end of your stay before leaving, kindly place all used bed linen including doona covers and towels at the base of the staircase.

Please ensure that the front door key is put back onto the dragonfly hook and the sliding door key is left in the key safe upon departure.

Now you've agreed to all the necessary to explain terms and conditions, we hope you enjoy your stay at Pantai Griya, it truly is a great home.

COUNCIL'S CODE OF CONDUCT
This home is registered under the Mornington Peninsula Shire Short Stay Rental Accommodation Local Law. Guests of this home must read and follow the requirements of the Code of Conduct during their stay. A representative will call you to introduce themselves and call you upon check-in to answer any questions about the Code of Conduct that you may have.

The Code of Conduct requires guests to:
Behave responsibly during your stay. Loud yelling, screaming and aggressive behavior is NOT acceptable and may result in the early termination of your stay if a complaint is received by Council.

No additional accommodation is permitted onsite such as tents, caravans or campervans.

Do not use outdoor areas between 11pm to 7am (including the pool).

Place all waste into the bins provided prior to leaving.

If above is not followed and a representative, or police are required to be called out – partial or full loss of bond or even eviction may occur at the discretion of owner / allocate.
Guest staying at this home must be available to be contacted by mobile phone at all times – this could save our representative or police being called out.

Guests will be charged the following fees if they occur as a result of neighbour complaints:

Complaints, incidents and reports range between $25 - $60 plus GST.

Call outs are $200 plus GST and then $150 plus GST for every half hour security required on site.

If drive-by is required, the cost is $200 plus GST.

Please be mindful while enjoying your stay that surrounding neighbours live in this community and are entitled to peace and amenity in their residential area. A serious breach of the Code of Conduct may result in the termination of your rental agreement and require you to immediately vacate the home.
