Welcome to Desert Hills Oasis. Your vacation home. A 3 bd/2ba home set in rustic- modern decor ready to accommodate all. Enjoy the weather and scenery surrounded by a palm tree filled oasis. Swim in a cool or heated salt water pool/spa, while enjoying your shows on an outdoor TV, or vibe to your music. The BBQ awaits your favorite food, and for cold evenings crank up the fire pit and enjoy the warmth of a fire on the stone seating bench…which of course pairs well with your choice of beverage!

Welcome to Desert Hills Oasis... a home envious of a HGTV model. This house is designed in a rustic modern vibe throughout. Enjoy the festivals and valley sports in comfort and style in this well acquainted 3 bed/2ba home. A great place to relax and entertain. You have access to the entire house and the oasis themed backyard, complete with a saltwater pool/spa, fire pit with stone bench seating area, BBQ island, and outdoor TV for your complete experience. Bdrm 1 has a queen bed, Bdrm 2 has a queen Bed, Bdrm 3 has a queen bed. Additional sleeping offered with two large sectional sofas/chaise lounges, one of which has a queen pull out bed. This house will accommodate a small family or group of friends up to 8 and your small pet. The kitchen is well equipped. Pool towels, pool floats, toys and games, as well as four beach cruiser bicycles are available for your use. There is a tennis / ping pong table in the garage for your use. The pool is great place to cool off and the spa will work wonders on your achy body. The outdoor TV is great for enjoying your favorite shows and sports. Simply float in the pool while watching your favorite shows on the outdoor TV or relax to your cool music vibes. This is an oasis to relax and have fun. This oasis themed destination will Inspire you to relax, Invigorate your mind and body, while you Indulge in all it has to offer!

There are (3) Queen beds, two large sectional couches with chaise lounges and a pull out queen bed. This vacation rental sleeps (8).


Smoking is ONLY allowed outdoors!

You will have full access to the entire house and backyard with extreme privacy!

NOTE: There is no lifeguard on site and there is no safety pool fence around pool. There are two exterior access doors equipped with door breach alarms connected to the house alarm that will chime every time the doors are opened (back patio door & master bedroom slider). Guests have read and understand that their children(s) safety is their priority and they are responsible for proper adult supervision. There is no diving allowed into the pool or spa. This pool is only 5-6 feet in depth and diving is extremely dangerous and could lead to serious injury or death.

I am available locally and can respond as needed and always available by text message and cell phone.

I encourage you to enjoy my property; however, if there is a noise complaint and the sheriff responds you will receive a fine from $500-$5000 from the City of La Quinta, followed by a possible eviction in egregious circumstances. Guests will not be issued a refund for issues related to a noise ordinance violation. It is important to respect the quiet enjoyment of neighbors. There is a mandatory 10% City of La Quinta Transient Occupancy Tax (TOT) added to your stay, which may have been collected at time of reservation.

If dates are blocked out and you need them, please contact me directly as I may be able to accommodate your stay. My priority is to ensure you enjoy your stay, so please let me know how I can exceed your expectations!

Pool can be heated in the winter with a daily charge of $50/night. There is no cost to heat the spa. Please let me know in advance if you would like the pool heated. Please note the homeowner can remotely access and control the pool/spa controls. Guests who heat the pool without prior approval will be subject to daily heating charge per day and the cost of the energy expended as captured by SoCal Gas company.

Your vacation rental is completely furnished and well stocked with all major and small appliances, including a coffee maker, Keurig, coffee bean grinder, blender, toaster, Crock pot, portable electric BBQ, iron, ironing board, hair dryer... along with select K cups and some delicious coffee beans fro grinding that await your first cup of coffee poolside! The kitchen is well equipped with all basic dining and serving essentials, including plates, bowls, silverware, cooking and grilling utensils, wine and drinking glasses, bar and wine accessories. If you find yourself in need of something, please contact me so I can accommodate your request.

Your home will be stocked with an initial supply of trash bags, paper goods, kitchen cleaning supplies, laundry pods/dryer sheets, basic cooking spices, his & her body wash, and shampoo & conditioner. Other items include pool towels for all guests, and an ironing board and iron. There is also a tennis / ping pong table set up in the garage for your enjoyment (please do not move the table out of the garage).

Pets are family too, therefore we allow up to 2 small-medium dogs with prior approval. Long haired pets will considered on a case-by-case basis and at the discretion of the homeowner. Please ensure to pick up after your pets and we insist that you do not let your pet(s) in the pool/spa, or on the furniture. Guest that are pre-approved for pets will receive a payment resolution for the $100 non-refundable pet deposit, due to the extensive cleaning arrangements necessary with cleaning staff and filter changes for people with allergies. Guests who don’t disclose or who don’t receive approval for pets will be charged $200 and could be subjected to eviction. Guests are encouraged to communicate any desire for pets to be on the property to the homeowner. If we have to pickup after your pet, you will be charged $50. There is a scooper and rake along with pet waste bags for your convenience.

Your vacation home is central to many attractions, including walking or biking distance to the Indian Wells Tennis Stadium. Included are four easy riding beach cruiser bicycles equipped with lights, helmets and locks, if you choose to take a stroll. Of course any ride share service (Uber & Lyft) and traditional transit services (Taxi & Bus) are always available too. If you drove or rented a car, you may park the car(s) in the driveway. Street parking is strictly monitored and enforced. The driveway can accommodate 3 vehicles and if available you may park in front of the house. If you plan on attending the music festivals, there is a shuttle service close by, or you may opt to ride the bikes or use a ride share service. Guests using the bicycles are responsible for theft or damage to the bikes and the accompanying safety equipment. DO NOT park inside the garage!

Minutes from the Indian Wells Tennis Gardens, Empire Polo Fields, Old Town La Quinta and many golf courses. Hwy 111 is just down the street, with Costco, Target, Starbucks, Coffee Bean & Tea, and many other chain and local stores. Dining options are abundant and close. Just minutes from I-10, you can quickly head to Palm Springs and many valley casinos and other Coachella Valley destinations.

There is an extra charge for unapproved early check-in and/or late check-out or excessive cleaning and maintenance, if the property is left unkempt.

No illegal substances are allowed on the property (exception for cannabis) and Minors shall not be in possession of alcohol or illegal substances. Violations will result in eviction from the property and no refunds will be issued. All smoking, including hookahs, cannabis pipes, bongs, etc, must occur outdoors. Guests are responsible for cleaning up ALL smoking remnants and disposing of them properly (including packaging, wrappers, cigarette butts, cannabis products). Left over smoking items found on the property and not disposed of properly will subject the guest to an additional $50 charge.

There is a $200 non-refundable departure cleaning fee. Guests must clean the BBQ grill, or an additional $50 fee will be added to the non-refundable cleaning fee. Please leave the property in the same general condition as found during your arrival. We ask you treat this home like your own and take care of it the same. There is a $100 Extensive Cleaning charge assessed to guests who leave the home in an unkempt condition which requires cleaning beyond normal/routine cleaning.

Additional charges can occur if the following are found after leaving the property: odors of tobacco or cannabis smoke inside, stained linens/towels, excessively dirty appliances (oven/microwave/washer/dryer/refrigerator/BBQ grill), stained furnishings, missing or damaged goods or property, or moved furniture & appliances. Items requiring extra cleaning at departure will be charged to the guest. Bicycles and the accompanying safety equipment that is damaged will be assessed and charged to the guest. Items damaged will be assessed based on the cost to replace the damaged item(s). Guests who violate the indoor NO SMOKING rule will automatically forfeit their entire security deposit.

Guests are encouraged to communicate any desired changes to the number of occupants on the rental agreement. The property should not be used by more than the number of adults and children listed in your reservation. Guests who sneak in, or fail to disclose the full number of guests staying on the property will be charged a per-person rate of $100 per night of their declared number of guests. At no time shall there be more than 8 guests overnight. Guests who violate this rule will be subjected to immediate eviction without refund, due to a strictly enforced city ordinance. Quiet hours are from 10:00 PM - 8:00 AM. The responsible renter must be at least 25 years of age. Guests under 25 are welcome, but must be accompanied by a parent or legal guardian.

1. House should be left in the same general clean condition of your arrival, with the exception of used bedding and towels. Guest must report ALL damage or items broken.
2. Check out is 11:00 AM: Guests will be charged the late check out fee of $200 from the security deposit if late check out has not been previously arranged or delays the house cleaning. If an unauthorized late check out interferes with an incoming reservation or guest, the guest will be charged two times the daily rate.
3. Turn off all lights, ceiling fans, TVs & appliances and close and lock all windows and doors
4. Leave the AC thermostat set to 74 degrees (unless locked)
5. Check all bedrooms for personal items
6. Pick up all your trash around the inside of the house and outside and place into trash cans
7. Take all garbage out to the outdoor bins (Burgundy), recyclables (Gray)
8. Pile all used towels on bathroom floors
9. Empty sink and place all used dishes into dishwasher and start it... there are detergent pods under the sink for your convenience.
10. Remove all pool toys and floats from the pool/spa to dry before putting them in the outdoor storage cabinet... floats already outside can stay pool side as found on your arrival. Return other pool floats to the float cabinet outside.
11. Clean the BBQ grill; ensure it is clean from debris and food.
12. Replace outdoor TV cover if it was removed and used.
13. Leave the house keys on the key hook and ensure outdoor key is returned to lockbox.

There is a strict no cancellation policy for all special event and music festival timeframes. Festivals include, but are not limited to BNP Paribas Tennis, Coachella, Stagecoach & Desert Trip. NO CREDIT WILL BE ISSUED IN THE CASE OF EARLY DEPARTURE OR CANCELLATION FOR ANY MUSIC FESTIVAL BOOKING.
