After several years as Airbnb host I’ve learned what most guests expect. 4-5 Star accomodation & Professional service. I understand guests priorities and expectations do and can greatly vary from guests. I aim that they feel they are getting and so they are (depending on how much past experience, research the guests has had as to what their dollar will get for that time of year, location and amenities available to them will get ) I aim that most will appreciate that they are getting a far far better deal had they had booked directly through other means ) Some which tend to be the most difficult concerning respect and unrealistic expectations. One main reason I will prefer to keep all communication written down and exchanged on Airbnb. So that any confusion or blame cannot be falsely or mistakingly made and also easier to re check information etc. Protects both the guest and the host. Also I will respond as to how the query is written. I won’t take blame for at times misunderstand the question because the guests response is ‘ Well if you knew me’ Well clearly I don’t so please correspond in a way that will be clearly and properly understood. My interaction with guests is now kept to a minimum unless requested. I realise Airbnb its less about actual interaction with owner/local/ social interaction as originally thought. it’s more of not only for the guests benefit to get a better deal for their money. The more I had interacted with guests in a professional way as to meet and greet, help with luggage, give them a tour of apartment explain where amenities and directing as to where to go simply buy pointing in the direction whilst on the balcony etc was part of being a host and that this personal service would be much appreciated etc in fact seemed to some as now a reason to push for more expectations, judgement and effectively less rewarding on my behalf. Eventually realising most don’t care for the extra effort nor for any interaction. Simply preferring to check in without the fuss as it’s just a decision based on value not anything else. I still give lots of information and instructions just before check in. Ive also provided tourist information and at my expense professional printed out info concerning the accomodation inside the room displayed for guests to read at their convenience. Which is often overlooked anyway. Generally guests prefer the anonymity and privacy. Being that they are in ‘Holiday mode’ I may at times require to be very understanding and patient. That’s when as a host will be generally very appreciated.. given that they knew what the difference had they not. Though I’m generally sociable and outgoing guy who if time permitting would be happy to interact at the guests request for my local knowledge and advice etc. otherwise Il do my best to stay out of sight and be as prompt as possible when I receive messages from guests. Check out / key return / building ammenities/ location of key services in town, tourist booklets info dining through to activities including saving tokens! But you might need your towels refreshed and that no problem! I also brand new supply beach towels (everything is brand new-as of July ‘19. WHAT ABOUT THE HOST? Il touch base two days after guests check in with a message via Airbnb simply regarding if all is ok etc and if any linen or towels need to be refreshed.

I respect Guests privacy . So my interaction will be as required/ needed.
Should there be a case of emergency .. Such as Guests locked themselves out because they forgot to take their keys with them. Happens to the best of us!
You generally will have access again in no time.

Keys/Fob for After hours Building entry, Your Studio accomodation & Car park access pick up method/instructions will be given on the day after Guest has confirmed arrival and check in time.
(Generally min of one hour prior of arrival)
Early & Late check out requests taken into consideration after contact made with other Guests checking In/out that day & with Cleaners schedules.

Luggage drop off and pick up no problem. Also access to Building and car park after check out that day only is no problem either.

Self check out & Key Return instructions is clearly visible & explained on notice board within the Apartment by your front door.
Also much information is made available inside the apartment for guests to scroll through at their leisure concerning maps-locations, tourist guide booklets, Dining, Events and more.
I’ve even printed out a mini coloured Guide/Map of your location with handy info on the back that you can be kept in your purse/wallet for you to keep if you wish. Just a handy thought for my guests :)
