Stylish&cosy Edinburgh Central 2 bedroom ground floor apartment with contemporary furnishings , bright&airy lounge/kitchen with coffee &tea, comfortable beds and a modern bathroom. Top of the Grassmarket next to Edinburgh castle, Royal Mile and most Festival venues. Sightseeing, city centre shopping, theatres, museums and Edinburgh University can all be reached within 10 mins. Many good restaurants, cafes, and shops nearby. Ground floor entrance makes it easy for luggages and wheelchair.

El espacio
The apartment is situated on top of Grassmarket which is the heart of Edinburgh old town. The apartment is within walking distance of main tourist attractions and less ten minutes walk to Edinburgh Castle and Royal Miles. There are also many featured bars, restaurants, local convenient stores nearby the apartment.

There is double glazed windows throughout the apartment with plenty electric heating facilities. Although the apartment can currently accommodate up to 5 guests with a comfy sofa bed at living room, the landlord suggests four guests could have more comfortable and pleasant stay. For each additional person after 4, an extra charge of 20 pounds/night is required. For the sofa bed made up and usage there is one-off 20 pounds extra cleaning fee applied.

Entrance
The apartment is on the ground floor with security shared entrance.

Main Bedroom
The maind bedroom has a double bed (200cm*140cm).

Second Bedroom
The second bedroom has a standard double bed. (200cm*135cm)


Living room

Open plan living room is providing with dining table, a comfy sofa. Guests have free access to Internet and smart 50” cable TV. The wireless account and password can be found on the router next to the TV.

Kitchen
The kitchen has an oven, electric cooker, microwave, toaster, kettle, fridge, washing machine and etc for free use. The kitchen has fitted heat and smoke alarms. The kitchen has some basic ingredients for cooking for free use. The apartment does not offer breakfast, but tea, coffee, sugar and etc. will be prepared for guests free of charge.

Bathroom
The bathroom is equipped with bath tub and electric shower. Basic toiletries such as shampoo, shower gel and more are provided.

Heating & Hot Water

The apartment is using electricity to provide with heating and hot water. The heating facilities can be preset program or operated manually.

Other Facilities
The apartment has a hairdryer, iron, ironing board and more kept in the storage room.

Please note that:


1. Price
The price is set for 4 guests. For more than 4 guests, each addtional guest will be charged GBP 25 pounds per day during the stay. Guests are required to inform the landlord to set up a sofa bed and prepare beddings prior to arrival.

*Although, the apartment can accommodate up to 5 guests, the sofa bed will be set up at the open plan living room, it is suggested to suite 4 people for a comfortable stay. For guests are more than 5 please look at another listing from Landlord which is more spacious to suit 5 guests.

2.Check-in/Check-out
Check-in After 16:00pm;
Check-out By 10:00am;

The apartment is self check-in/out with a lockbox. The password is varied for every new guest and the password will be sent by airbnb email before 4:00 pm on the day of arrival. The direction to the apartment will be sent by email one day before check-in.

When checkout the keys can be left in the lock box or leave in the apartment. Please keep the keys well, damage or loss in accordance with the £50/set compensation.

3. Luggage Drop Off/Storage

Luggage drop off/storage will be arranged and guests are suggested to contact the landlord in advance. The landlord is happy to help the guest with early check-in or late check-out request but not guaranteed which depends on the booking for the day.


4.Parking

The street is located in the city centre parking control area. There are some parking spaces paid by metres 50 metres away from the apartment . Prices are Monday to Saturday 08:30-18:30 £4.10 /hour (maximum stay for 4 hours), free parking at night after 18:30.

For longer parking requirements, some public car parks are recommended. One is the Princes Exchange underground car park, which is about 150 meters from the apartment with limited 150 parking spaces. The other is he NCP Castle Terrace car park about 450 metres from the apartment. The parking fee is around £18/day for 24 hours a day (please ask car park reception or check online for the latest price)


5. Heating & Hot water.

The flat is using electricity to provide hot water and heating as well as electric shower over a tub. .

Guests are suggested to inform the landlord in advance for early check-in or late check-out request. Landlord is much happier to help guests but there is no guarantee to meet the needs of the guests.
