Gull House is a fabulous home with beautiful views of the Jamberoo Valley countryside. Situated on one acre of land, the house has an outdoor pool to enjoy in the warmer months, and two fireplaces inside for those cozy winter nights in. Bombo Beach and Kendalls Beach are both within 10 minutes drive, and the shops and cafes of Kiama are just a 5 minute drive away.

** Booking for peak season (mid Dec 2021 to end Jan 2022) **

Changeover day for the coming peak season is Monday. When booking between mid-December and Australia Day, please select 7 night blocks that start and end on the changeover day. Otherwise the calendar may indicate that dates are not available. If in doubt, please contact us at bookings@holidayscollection.com.au and we will be happy to assist.

** Where will I be? **

Gull House is located a five minute drive from the main street of Kiama. Set on an acre of hilltop park-like gardens, this property offers the perfect setting for undercover outdoor living.

** Why choose Gull House? **

Gull House is a one acre property with amazing views over Kiama and Jamberoo Valley. It has a solar heated swimming pool and wide shady verandahs.

** How is the property laid out? **

Gull House is a single storey house with a pool. It has four bedrooms: Bedroom One with a queen bed, bedside tables, bedside lights, walk in wardrobe, bay window and ensuite bathroom; Bedroom Two has a queen bed, built in wardrobe, bedside tables,bedside lights & ensuite bathroom; Bedroom Three is furnished with a king bed that can be split into two single beds on request, bedside table, bedside lights & built-in wardrobe. Bedroom Four has bedside table, bedside lights, built in wardrobe and two single beds. Bedrooms Three and Four are at the other end of the house near the family rumpus room.

There are three bathrooms: an ensuite to the queen bedroom with spa bath, shower and toilet; Bathroom Two is a two way ensuite bathroom with shower, vanity and toilet and Bathroom Three is the large main bathroom with bath, shower, vanity and toilet.

There are three living areas - a family rumpus room which looks out over the swimming pool terrace area and has a large wall mounted flat screen smart TV, perfect for online streaming. There is also a separate sitting room with open fireplace, and a large open plan living room with combustion wood fireplace and a wall mounted flat screen smart TV, also set up for online streaming.

In addition to this, there is a separate formal dining area, gourmet kitchen with dishwasher, microwave, two wall ovens, fridge/freezer and coffee machine. The laundry has a washer, dryer, ironing board, iron, and clothes line

** WiFi, Netflix, Pay TV - will I have it? **

This property provides complimentary WiFi and a password will be provided in your pre-arrival email, or will be available at the property. Please note however that neither the agency nor the owner can guarantee 100% that the WiFi will work, and no compensation will be payable if problematic. If important, please therefore always have a back up plan.

** What about outdoors? **

Outside is an inground swimming pool. The pool is surrounded by landscaped gardens and an undercover deck wraps around the property. There is an entertaining area overlooking the pool with gas BBQ, outdoor table, chairs and lounge.

** Staying warm or keeping cool?! **

Gull House offers reverse cycle air conditioning throughout the property. The main living areas and all bedrooms also have ceiling fans. There is a combustion stove for use in the winter months.

What about sheets, towels and other supplies?

Pillows, blankets, doonas, linen and bath towels are provided at this property. Please however bring your favourite beach towel!

** Parking for cars, boats etc? **

There is off street, open air parking for three cars on the driveway at the front of the house.

Is my dog or cat also welcome to stay?

** What are the minimum stay rules? **

There is a minimum two night stay for all bookings, which changes to three nights on long weekends, four nights at Easter and seven night blocks during peak season. Peak season runs from mid-December to the end of January.

** Are there any special Peak Season rules? **

Please note that during peak season, our properties have designated changeover days to make the cleaning rosters manageable. We also do not generally schedule arrivals on the Christmas, Boxing, and New Years Day public holidays.

** Who will I be dealing with during my stay? **

This property is professionally managed by a dedicated holiday rental agency with offices in Gerringong, Hyams Beach and Bowral. We have over 270 properties in Kiama, Gerringong, Gerroa, Berry, Huskisson, Vincentia, Hyams Beach and the Southern Highlands. We offer guests 24/7customer service - emergency calls only after hours, please.
