The 140 square meter apartment is surrounded by two furnished balconies, where in summertime you will have the possibility to eat or sunbathe, entirely overlooking the green area of a private estate bordering on the Appia Antica park. Because of its position in the middle of the Roman archaeological area, privacy and relaxation are guaranteed.
Moreover, the location will allow you to reach in a 10/15 minute bus ride the center of Rome, or the Coliseum, and even more easily the Baths of Caracalla.
The amenities of the house provide every comfort for all guests, such as special mattresses, fast internet connections, wireless printers, scanners and fax, landline, 5 TVs, 4 air conditioners, fully equipped kitchen with all appliances, washing machine and dishwasher included, cleaning service all inclusive price ( 2 weekly ).
100 meters away from the house, you will find all kinds of shops, as well as two supermarkets.
The entire apartment has three bedrooms, a triple living room, plus entrance, kitchen and double bathrooms (140 square meters).
In order to have a storage at the disposal of the owners, the second double room (the third in the plan) is normally closed, so the standard space in the house, available for 4 Airbnb guests, is approximately 110 square meters. The apartment consists of two bedrooms, plus living room, kitchen and bathrooms, with availability of up to 4 beds and possibility to host up to 5 people, preferably 3 adults and two boys/girls. The two adults will be accommodated in a big double room with bathroom, equipped with wardrobe, air conditioning and TV, overlooking the park; while the third adult will stay in a small but comfortable single room with private bathroom, wardrobe and TV.
The fourth and the fifth guest (preferably boys/girls) will be accommodated in the living room, in two of the sofa beds available. The living room (triple, with TV corner, dining table and sitting room) is connected to the terrace and equipped with air conditioning and satellite TV.
For specific requirements and long stays of two adult couples, we may also agree -with an extra charge of 150 euros per week- the opening of the second double room (room no. 3 in the plan, normally closed). In any case, it will not be possible to exceed the maximum number of (5) guests.
This possibility must be specifically requested in advance, after the approval of the increase of the agreed price for more space, furniture and equipment available. The extra price agreed will be paid at check-in.
In the event of a stay for two people, due to lower predictable consumptions, we may agree special offers at a lower cost, compared to the prices mentioned above.
For longer stays, you could also require the use, at least weekly, of an housekeeper for half a day, so as to ensure the standards of cleanliness that you will find upon your arrival, both in the house and the balconies. You will be committed to pay on a weekly basis and directly to our trusted housekeeper the extra price of 40 euros.
If you do not want external presences in the house during your stay, at check-out we will charge you for the extra cleaning operations to be carried out, taking them from the deposit given to Airbnb.

The house, in the standard configuration described, will be available exclusively for guests. The owner will not stay in the apartment during periods of availability for guests.
The standard price includes up to 4 people, an extra charge for the fifth person, whose accommodation will be in one double room, one single room and two sofa beds in the living room.
An extra double bedroom (normally closed and storage for the owners) could be available for longer stays, with the accommodation of an additional adult couple -extra charge to be previously agreed (on the basis of 150 euros per week), because of an increase of 25% of spaces, facilities and services available. In any case, people housed cannot exceed the number of 5!
We will also provide other hotel-like services on demand (eg. cook for lunches and dinners at home, charlady, etc.) to be arranged at an extra charge. For long stays, the weekly service of the housekeeper could be mandatory, so as to guarantee the level of cleanliness of the apartment! The payment of the extra price will be previously agreed.
The stay requires the compliance with the condominium regulations regarding noise, parking and use of the common areas. There is a concierge from 08.00 a.m. to 01.00 p.m. and an external common parking with automatic access. Guests with cars, upon request, will receive a special remote control to open the two entrances. The parking spaces are not always available because the number of cars of the residents is higher than the capacity of the area! In any case, parking in the area is not particularly difficult!
Otros aspectos a destacar
The service company is available to provide the guests with information on restaurants and events in the area, in particular shows at the Baths of Caracalla (5 minutes by bus) when scheduled during the Roman Summer.
For guests visiting the Imperial Rome and especially the Vatican, we remind you that reservations and specific agreements must be agreed, via institutional sites, in advance (for Vatican Museum and Galleria Borghese, in particular).
For schools or international summer camps for boys, we also have specific solutions in the area.
